Long Term Rental Accommodation in Spain

Long Term Villa Rental in Spain

Long term rental is different from ''holiday rental'' and a little more complex, by law in Spain legal contracts have to be signed to protect both parties. This cannot be completed via e-mail as it is necessary for you to sign the contract in person in a solicitors office. Our agent will of course assist you with this after you have visited a selection of properties that are available for long term rental, and chosen the one that meets your requirements. Our long term properties are generally from private owners and are not widely advertised.

Viewing:
 
As viewing the available properties could take several days depending on the locations and travelling distances involved, we recommend that you stay in temporary B&B or Hotel accommodation for a few days, 7 days should be ample time for you to find the desired property and complete the required paperwork, and pay the rental deposits etc.
 
This temporary accommodation is not a problem and we will arrange and book this for you with our agent, and confirm the details with you well in advance of your arrival.
 
Rental Dates:
 
Please note one very important point, it is vital to provide as accurately as possible the actual dates that you are considering renting the property from, within a week or two at the most, this will satisfy all concerned that your enquiry and intentions to move to Spain are serious and the parties can act accordingly on your behalf.
 
Rental Terms:
 
On signing the contract there will be 2 months rent to pay in advance in cash, keys to the property will be handed to you when the rental contract has been signed and the rental paid, depending on the particular owner a small security deposit may be requested at this time to cover any damage, breakages, etc. that may occur during your stay, this amount is returnable at the end of your rental period subject to any agreed deductions. 
 
Admin Fees:

The long term arrangement fee is set at £100.00, on receipt of your payment and information we will commence searching for properties for you to consider, and continue looking for a suitable property on your behalf for a period of up to 2 months should this be necessary, however suitable properties are generally found within a few days or weeks at most.
 
On your arrival our agent will introduce you to the owners or their representative so you may discuss arrangements for your signing of the contract, paying the deposit, handing over the keys, and to answer any questions you may have regarding the rental or any other issues you may wish to discuss, and move in with the knowledge that everything is correct, and most importantly, legal.
 
On acceptance of our terms you may pay our fee by Credit Card using our secure PayPal account, we will issue an invoice at this time.

Please Note: The Minimum Long Term Rental Period is 6 Months with a Maximum of 11 months (renewable) Shorter rental periods are classed as Holiday Rentals, and most owners will request the Seasonal Rate.
